With many years experience in property investment, sales and purchases we recognise the importance and urgency of a damp and timber report following buyers survey particularly if the surveyor acting on behalf of mortgage lender has issued retention on property. This can cause additional stress and delays for all parties.

Although our inspections involve non-destructive testing we regard ourselves as being very thorough and diligent with inspections lasting approximately 45 to 90 minutes.

Although some estate agents may prefer to refer or recommend to their clients damp proofing companies who offer less thorough inspections with lower cost treatment options this may be good for the short term but not good for the estate agent’s reputation should the client complain at a later stage because the damp proofing company the estate agent has recommended is demanding substantially more money having missed certain areas which the buyer could have been made aware of if a more thorough inspection had taken place.

We can carry out pre-purchase mortgage inspections / damp and timber reports 6 days per week and either collect keys from estate agent or liaise with the seller / vendor direct and email inspection report within 48 hours following inspection to minimise any further delays.

Prior to booking inspection we will require the following information.

    • Copy of buyers mortgage valuation / HomeBuyers survey report or the relevant extract / specific area to inspect.
    • Contact details for client whom report is for. If instructed by estate agent we can send to buyer or seller as well as estate agent or mortgage broker. We can send to all four parties if required.
